Ok, so this is the property I mentioned in the other thread where I was ignored :mrgreen:

I know nothing about CT except they have a flat mountain that's really of no use... and bergies which is just the coolest name for anything.

This property is for sale for a non-negotiable price and it's a PVT sale, no agents or commissions or any of that crap. I'm told the area is pretty wicked, I have pics of the place, just some dodgy cell things, but they give you an idea of the place.

It's a cluster house in an estate, the estate is called Kleinbron Estate which is in the Durbanville, Brackenfell area. It's apparently 20 mins from The Strand and town, but I couldn't tell you what that means. It has all the usual features of an estate like 24hr security, controlled access and what not.

It's 180 square metres that's taken up with 2 bedrooms and 1.5 bathrooms (which I found out means one has a shower, sink and no bath) and a dining room that was converted for entertainment that can be turned into a 3rd bedroom. It has an open plan kitchen and lounge and all the finishings are in oak. Laminate flooring and under floor heating is there too. There's a single garage but a space outside for another car - a carport would be cool there. Garden is landscaped and has irrigation and the rest of the estate is landscaped all larney too with palm trees lit up at night etc.

There's a jacuzzi (with a 20-year warranty) in the entertainmen area as well as a built-in braai, some fancy name brand I can't recall right now. There are six skylights throughout the house so it's well-lit. There are blinds on all windows too, dark to match the oak finishes.

Ah. Apologies for ignoring you.

I got a call from London today telling me I am an idiot. I had scanned the email quickly and got the budget wrong. Plus seeing the pretty places I have already sent him they are rethinking everything (ie. budget can be diverted quietly to his boat, while distracting her from the fact its not a barge, which is what she really wanted - I am told there is a difference). So will soon have the new budget for our intrepid internet detectives to deal with.

Kleinbron estate is in the north of Durbanville IIRC (Bees can comfirm). Very far from town. Will take about 20 minutes to get to either the N1 or N7. Not really tourist friendly, but a lot of nice(ish) roads nearby (that is very popular with cyclists).

Nope, I stayed in Kleinbron Estate and if I could would move back there in a flash. 3 Robots and <1km and you are on the N1 at Okovango. Best place to stay in the Northern Suburbs. Very strict access control and security patrols via bakkie, bicycle and foot.

However 1.3mil is a little much for a 2/3 bed private sale. This is the same price as buying it via an agent with their commision. It also looks like it is one of the attached houses, which would make it way overpriced as they go for <1mil via an agent. Either way if he is seriously wants to sell it have him contact Beverley. She stays in Kleinbron and specialises in sales in the estate. We rented a one of her husbands homes in the estate. Very genuine people and won't try to screw you over.

I'd still like to see you get to either town or Strand in 20 minutes at legal speeds... It's never gonna happen.

And don't buy there if you work in the city - you're looking at a 90 minute commute, at the very best...

I've done Nedbank Strand to my place in Parow North in 21 minutes... ;)

Granted - I destroyed a 16v Golf motor doing it (running on the rev limiter in 5th for 15 minutes solid will do that...), but I did it... :mrgreen:

Not going to happen now with the R300 the way it is, but once it's done, very doable.

Nice estate that, agree though that price is high.

And Stefan - it's literally ON the N1 / R300 interchange, so accessibility isn't a problem. Traffic is though - as Frikkie mentioned.
